Putting your home on the market can be a stressful process, especially when you don’t know what to expect. During this period, the buyer will typically schedule inspections for the property, which may include general home, septic, radon, and termite inspections. Be prepared to allow access for these inspections. Your agent will coordinate the scheduling and notify you in advance.
The buyer will submit their Earnest Money, typically within 1-3 days of an accepted offer. Your agent will ensure this is received and confirm its deposit into the proper escrow account.
If your property is in an HOA, the closing attorney will request an HOA payoff letter. This document outlines any outstanding dues, fees, or assessments that need to be settled before the sale can close.
If the buyer requested repairs during the Due Diligence period, you'll want to complete them promptly. Keep all receipts and documentation of the work done, as the buyer will review this during their final walk-through. Ensure that any contractors you hire complete the work before the closing date.
We will have to provide the buyers a list of the available utility companies for your home, so please start to gather that information. You should arrange to have your utilities turned off or transferred to the new owner as of the closing date, or the possession date. Don't forget to cancel or transfer any other services such as internet or cable.
Be sure to set up mail forwarding with the post office so any mail sent to your old address will be directed to your new one.
The buyer and their agent will schedule a final walk-through of the property, typically the day before or the morning of closing. The purpose of this is to ensure the home is in the agreed-upon condition and that any requested repairs have been completed.
As the seller, you will receive the Closing Disclosures as well. This document outlines the final terms of the sale, including fees and the amount you'll receive from the sale. Review it carefully and let your agent or attorney know if anything seems incorrect.
On the day of closing, you'll sign the necessary documents prepared by the closing attorney. If you're unable to attend in person, you can arrange for a power of attorney or remote closing with your attorney. Once everything is signed and processed, the sale is complete, and you will receive the proceeds from the sale shortly after.
