A Step-by-Step First Time Buyer's Guide

Buying a home is one of the most exciting milestones of your life. To prepare yourself for this moment, you need to know what to expect during the process. This step-by-step first time buyer’s guide created by our team will help reduce the stress of buying a home and help you enjoy the journey as much as possible.

Step 1: Consultation

Meet with a real estate agent who you trust to discuss your wants and needs and learn about the buying process - we hope that's us!

Step 2: FINANCING OR PROOF OF FUNDS

If you are financing your home, you will apply with a lender to be pre-approved for a loan. If you are paying cash, you will provide proof of funds.

Step 3: MUTUAL COMMITMENT

We will both sign a Buyer Brokerage Agreement, which outlines our responsibilities, protects your interests, and ensures you have dedicated, professional representation every step of the way.

Step 4: ONLINE PORTAL

We will set up your online search portal based on your specific wants and needs in a property and review the results daily.

Step 5: HOME SEARCH

You will work alongside us to select properties to view, and we will tour the homes together to find a great fit! On average, our clients find the home in the first 7-10 properties they see!

Step 6: OFFER & NEGOTIATE

We will help you make and negotiate an offer until it is accepted by the seller.

Step 7: CONTRACT TO CLOSE

Congrats! Once under contract your earnest money (typically 1-3% of the contract price) is due at this time and our closing coordinator, Lyndsey will help us facilitate the transaction until closing.

Step 8: DUE DILIGENCE & HOME INSPECTION

The General Home Inspection is designed to reveal major defects and safety concerns with a property. All major systems of the home including foundation, general structure, roof/attic, HVAC, plumbing, electrical, appliances, and exterior elements will be inspected.

Step 9: APPRAISAL, FINANCING & TITLE Search

The lender orders the appraisal and finalizes financing for the loan. The attorney will ensure a clear title.

Step 10: CLOSING & POSSESSION

You will sign your closing documents at an attorney's office and take possession of your new home based on the time frame decided in your contract. Congratulations! You are a homeowner!

After signing the final paperwork to complete the purchase, you are now the owner of a new house. It may take a few days for your loan to be funded once the paperwork has been returned to the lender, but once that check is delivered to the seller, you’ll be all set to move into the home of your dreams.
